However, beyond the appeal of a summer getaway, there is an additional reason to turn your attention to the Iberian Peninsula. In 2024, the Spanish economy expanded by an impressive 3.2%, significantly outpacing the broader eurozone. This momentum has carried into 2025, with institutions like Goldman Sachs raising their growth forecasts for Spain to 1.9% for 2026, which is nearly three times the forecasted rate for the wider euro area.
This economic resilience is not a short term anomaly. It is driven by robust domestic demand, a highly successful deployment of EU recovery funds, and a structural shift towards high-value services.
Furthermore, Spain is benefiting from a demographic dividend, taking in a skilled immigrant workforce that is supporting labor market expansion. Crucially, the tourism sector has roared back to record-breaking levels, providing a massive injection of capital into the economy and directly supporting the real estate sectors tied to hospitality and retail.
This strong macroeconomic backdrop has translated into exceptional performance in the Spanish real estate market.
In 2025, total real estate investment in Spain exceeded EUR18.45 billion (US$21.11 billion) – a 31% increase from the previous year and the strongest performance since 2018.
Several specific sectors are drawing intense investor interest. The living sector, encompassing residential and student accommodation, led the market in 2025, capturing 29% of total investment.
The hotel and hospitality sector followed closely, securing EUR4.2 billion (US$4.8 billion), its second-best historical record.
The fundamentals here are clear: a booming tourism industry guarantees high occupancy rates and rising average daily rates for hotels, while strong economic growth and domestic demand support residential valuations.
This compelling combination of economic stability, lifestyle appeal and strong real estate fundamentals has not gone unnoticed by Middle Eastern investors.
Gulf sovereign wealth funds and private capital have become increasingly dominant forces in the Spanish market, executing some of the largest and most high-profile transactions in recent years.
In the hospitality sector, the Abu Dhab Investment Authority (ADIA) made a massive statement in late 2023 by acquiring a portfolio of 17 hotels across Spain for approximately EUR600 million (US$686.46 million).
These properties, formerly owned by Equity Inmuebles, included iconic assets in Madrid and prime coastal locations. ADIA followed this by purchasing a 51% stake in a second portfolio in Mallorca for EUR250 million (US$286.02 million), partnering with Melia to manage and reposition these assets.
The luxury residential sector is also seeing a surge of Middle Eastern capital, particularly in prime locations like Madrid and the Costa del Sol. Modon Holding, an Abu Dhabi-based developer, recently acquired the ultra exclusive La Zagaleta estate near Marbella, marking its first major real estate investment in Europe.
Similarly, Saudi developer DarGlobal has launched ultra-luxury residential projects in the region, including the Lamborghini-inspired Tierra Viva villas in Benahavis and the Marea gated community near Finca Cortesin.
Furthermore, UAE-based Unicorn Royal Emirates has committed over EUR150 million (US$171.63 million) to a beachfront hotel and high-end residential project in Estepona.
These investments highlight a strategic shift. Middle Eastern capital is actively seeking diversification and long-term value preservation in stable, high quality European assets. Spain, with its booming economy, unparalleled lifestyle offerings and dynamic real estate sectors, perfectly fits this mandate.
Therefore, as you plan your summer travel, it might be worth looking beyond the tourist attractions.
